This is a good quality townhouse in a great location, in terms of public transport, shopping and schools, that should appeal to downsizers and small families looking to buy into school areas. The property is only a few hundred metres from Fintona School, which will obviously appeal to parents seeking ease of access and savings in time with the daily school drop-off cycle. The trade-off of course is the school-based traffic in the area. The lack of a yard menas there is no room for children to play, but downsizers might like the low-maintenance character. The proximity of Balwyn Park may offset the lack of yard, although it would pay to make sure there is easy access via Prowse Street as it may be gated from that access.

Internally, the home itself feels compact yet mostly adequate. A generous garage should fit two cars comfortably, and internal access to the home is a good plus for security. The floorplan generally works, and the main bedroom does have a decent sized ensuite for the style of property. The meals area is a little awkward though, as it is quite small and its positioned in relation to the rear of the home will make for through traffic in this area. It could be possible to sacrifice the rear smaller bedroom to create a walk in robe and extension to the main bathroom. This would need to be weighed up in terms of cost over benefit - especially for resale in the future. The bedrooms should be large enough for young children, but are probably too small for teenagers, although they would provide ample space for a study or guest room.

The home is marketed to downsizers and it does fit that profile very well. However, given the location, it could also suit small families looking for a 5-10 year option for schooling in the area.
