Another Batters Zinger. Quote them conservatively with the client's knowledge and then watch them fly.

While this is not as good as the last of these we covered in Verdant; it has got a lot going for it for somebody who wants a new build block in a private location in Toorak

Plusses are north rear, court, city views?, general locale would easily handle a few million put into it for a spectacular town residence (STCA).

Issues - neighbours are mostly future projects as well and you never know how they may turn out - the neighbor to the rear for instance needs some screening for privacy right now.

This auction should be hotter than our recent weather events and knowing Philippe and how he does things, then it will be.
