This is a great opportunity to buy an affordable ready-made family home, at a premier Hawthorn address, which is ripe for cosmetic renovation. Panoramic views that are hard to build out, and a recent strong sale next door for a modern home on similar land size, should boost buyer confidence (particularly if the house can come down - would need to check with council). The steps/levels up to the house from street level and car garaging are one weakness of this package. The floorplan works quite well however, with good bedroom seperation and reasonable room sizes.
