This is a neat though dated villa unit in an A-grade location, which will be very appealing to downsizers. Glenferrie Road and High Street and all the shops and cafés you will probably ever need are only a short walk down leafy Mercer Street.

The unit is basic, although it felt comfortable. The lock-up garage and storage area is a plus, although there are a few stairs leading up from the garage to the rear of the home which should be tested by those who find stairs difficult. The rear private garden area would provide a good place to enjoy a cup of tea. The garden could use a bit of work, however a low maintenance lifestyle is on offer here while still providing opportunity for those people who like to potter in the garden.

Internally, the unit is homely and the bedrooms are a reasonable size. There would be no problem accommodating visitors or even grandkids. The main features a walk-in robe and an ensuite, which is a little small though still useable. Most buyers will seriously consider a full refurbishment inside, as the fit-out is very dated. I suspect this would really put a new shine on this unit. However it can be lived in as-is if required.

This property is all about location. In this sought-after area there is not very much on offer at this price point that provides car parking, privacy and three bedroom accommodation. It would be reasonable to assume good interest in this property at the quoted price, meaning there will probably be competition on auction day.  Buyers may have to put on their thinking caps to work out the best way to acquire this property against what could very well be a number of other bidders.
