Front rooms carry the theme through well, yet rear areas and first floor rooms are utilitarian at best and require modernisation. Backyard is flat, private and a good size, yet is south orientated and adjoining double-storey is obvious. Recently this street tends to attract good buyer interest, possibly because in the eyes of many it is well positioned and offers good land holding at a discounted price, compared to other parts of Hawthorn. Some houses we see do not have the intrinsic building quality to support the risk and dollars needed for a full renovation, but I don't think this is case here. Rated for Land Only, as most will see work ahead.
