2 Malvern Avenue has great accommodation with five bedrooms and a study as well as multiple living areas.

The home sits slightly down on the block responding to the slope and there is a lower ground level. Those with older children may not mind this however, those with younger children may find the yard being on another level as a concern for supervision.

The floor and flow works well here internally, yet the flow to outside is weak. The master bedroom has a nice feel with good storage and ensuite, with the secondary bedrooms positioned in their own wing the bedroom separation is good. The lower level is a real teenagers domain and could also act as a good space for entertaining with a good connection outside to the terrace. The bedroom on the lower level could be used as a guest bedrooms however there is only a powder room to support the bedroom no bathroom.

The home is opposite the school (St Cecilia's) so the street will carry some traffic at school pick up/drop off times. The car garaging is a good size, a double plus additional room at the rear for a work shop etc.
