"A very good package here. Sackville Street in one of Kew's best and for good reason - wide, leafy , close to some of Melbourne's best schools and the majority of houses are of high quality and original to the area. The house while dated in some areas (like the kitchen) flows very well, has good room sizes and is comsensurate in size to the block. Hill position, car access (front and back), rear orientation and land size are all ideal here, and this particularly suits an older family. To be slightly critical the street appearance is not brilliant and frontage of the property does oppose partly another street (which is not great for Feng Shui principles) and there are single level villa units to the western side - these factors should not tarnish this property however and it should have good competition from buyers."

"North facing - rear access - period home - good block size - Sackville ward. Doesn't get much better than this in Kew? Floorplan downstairs very good - upstairs its only real negative -ceilings. But Architect Adam thinks they are fixable - yippee if they are as this would move it towards a near perfect family Kew home. I would be most surprised if my liking for this home was unique and auction day bidding should be competitive well into the 3's. Good agents Greg Toogood and Richard Earle know how to drum up a crowd and a price.

As far as price goes we feel this is a three and half million proposition based on the recent sale in Alfred St Kew at $4m for similar land with a home that you could argue was worth a maximum of $1m. 24 to 26 Dean at near $4m for slightly bigger land and with a timber home on it. Next door selling for $2.65m early last year makes $3.5m look a strong price but the market was weaker then, that had been on the market for some time, did not seem an expensive buy and this has a second storey. If you say next door was really around 2.8m and you add market increase and a second storey then that gets you to about $3.3m. Why is this worth more – well it may not be but the market is strong and land is definitely at $2500 per sqm so hard not to see 3 for the land alone with good rear access. What is the house worth? - $300k or $700K or more or less. I think $3.5m is the right money to have a fight at – if anybody wants to pay more and they may then time will tell. I think they could and another 5% is a jump somebody may have to make. "
