"My favourite Hawthorn area -the Grace Park Estate is the precinct where you will find 86 Kinkora. Glenferrie Road shops, railway, trams, schools, culture - the works. Position is great. The land and building offering is a mixed bag. Façade is to die for if you are a Victorian period groupie; but the land is south facing rear (light) and very close to back of shops (for some this is an issue; for others this is a bonus). Inside needs work -the front rooms have character but size wise they would suit a couple better than big, boisterous teenage boys. The rear needs work - in fact is needs a swinging ball and chain, a good architect and an understanding bank manager. Car spaces are possible but not easy - so overall this biggish project suits a specific market and if you feel that is you then possibly despite outward interest you may not have too much competition; but then again it is Grace Park. If you've got $2.5m to $3m for purchase plus reno's then is this your best alternative? Maybe yes, maybe no! Have rated as requiring a major renovation."
