Comments on 82 Carpenter Street BRIGHTON

This is a practical family home, with multiple living spaces, plenty of bedrooms and an easy lifestyle location.  It's walking distance to schools, shops, restaurants, cinema and station.  The street itself does carry local traffic, although the home feels quite secluded.  The park over the road and established trees add to the feeling of privacy.  It is great to see larger bedrooms upstairs and there is good separation between the main bedroom and others.  It works for those wanting to have younger children sleep close by, but it's not too close for those with older children.  The bigger rooms, however, do impact on the size of the living area upstairs, which felt a little narrow.  The bedroom downstairs is also a bit small and the lack of a downstairs shower probably makes this a temporary bedroom solution.  Perhaps the study could become the bedroom and the bedroom an ensuite if a downstairs bed/bath combination was required?  The kitchen/family room works really well and has full views to the backyard.  The lack of windows to the north in the family room may limit light into the rear of the house, especially in the winter afternoons.   There is plenty of car parking with off-street parking at the front and a double garage at the back.   The 12-year-old facade is starting to look a little dated and may continue to do so.  The most recent recorded sale this year in Brighton in the $2-2.5million range is 8 Collington Avneue which sold in early January for $2.4 million.  It was a family home on slightly bigger land, less traffic, very similar position to amenities.  Does it also compare on price?
