Although house is an original one and pretty from the street this is property is rated as land only here - northern aspect onto the park is a very big plus and will always underpin the value and there are many options going forward (STCA). Any new design will need to deal cleverly with site level changes as inside/outside connection is very important. Main concern - close proximity to new comercial building / car-park is not ideal.
