Northern rear yard aspect is a big plus and a real selling point to this property - and renovation to the rear wiill benefit very well from direct solar gain. There are renovation options here yet one will need be creative with the future design - perhaps this is best left as a generous single storey home rather than a compromised two-strorey extension option.
