This a very neat two storey Victorian terrace with its prized northerly orientation, is only minutes away from Victoria Avenue and Albert Park Beach. The floor plan does give you flexibility for a small family with the bedrooms upstairs, and a bonus bathroom down stairs - it is the position of this bathroom that compromises the flow from the rear of the property to the outside court yard. Off street car parking is accessed via a rear right of way which is a bonus in an area where on street car parking is the norm rather than the exception. Buyers will see the large housing estate to the east as a concern, it provides accommodation for the elderly which is a little less threatening than general accommodation, none the less it is a dominate structure. Public transport is available in Victoria Avenue and local state schools are well catered for, although secondary schools are not as numerous.

This house will charm many - double-storey Victorian Row Terraces often do. Fundamentals are good - northern rear aspect, solid building bones and close proximity to the beach / Victoria Ave shops. Large multilevel flats to the north east do overwhelm this property and for many buyers this will be of primary concern.
