I remember 7 Pine last time it was on the market and for what it is - a brilliant mid sized double fronted - it is as good as it gets PLUS a rear little flat for parents, rent, teenager etc.

You could state that Pine is not Hawthorn A grade - its B grade and nobody would give you an argument - however you would also add that its not Melbourne B grade location - it's Melbourne A grade.

Schools, River, freeways, into Richmond and the CBD - this location was underrated a decade ago - but not anymore.

For me the location is very good - even with some flats in the street.

However, its the home that does it for me - I really liked it. All on one level - 4 bedrooms and brilliantly two rear car parks - good width in the block and the finishes are high quality.

Only one question - it is a home with an edge - it seemed to lack a bit of the feminine - can that be added - I think yes with furnishings and finishings.

So looking for a lock and leave, to retire to, single or professional couple, even a small family in transition AND investors. So many different groups will compete for this home - in all likelihood and if they do, then two things.

1) It should be hard to buy now -  2) but importantly for capital growth, hard to buy in the future - meaning good long term demand

This is almost the best of its kind.
