"I love the Ardrie Park area in Malvern East, so I was keen to check out this early offering from Abercromby's. I was running late but thanks to Michael Derham who hadn't left 10 minutes after the open I was able to see it as he kindly ushered me through. "Take your time Mal" he said and I reckon this may hit $2m. Wow I thought - $2m for a timber home on 516 sq metres in Malvern East outside the Gasgoine - that's the first brave 2010 quote I've heard; especially after I was less than impressed will the car-parking at the front. But as I ventured through I moved from cynic to convert - two beds up and two beds down; good ensuite and other bathrooms; great living area and a very practical and covered indoor/outdoor area. Good yard size, ceiling heights and overall feel. Yep this was a beauty - but $2m. Then Michael reminded me of their previous Ardrie Road auction (55) - on June 20 2009 - it needed a reno but WOW what an auction. We attended that Our James Auction Report - About 120 people gathered to see six bidders fight it out for this house, which sold well above its $850,000 quote. On the market at $1.065 million, auctioneer Tim Derham did a good job fielding the bids and this house sold for $1.210 million. End of report: When I was leaving No7 Michael also reminded me of their recent Armadale auction in Auburn Grove and how wrong I was on that one - price wise. As I left I started to rework the figures and could see that $2m was a possibility. Good agent that Michael Derham; cheeky but good.
Last sold 20.2.2010 for around the $1.98m mark.

"An updated home with prized north facing rear aspect and close to Ardrie Park. Although given a northern aspect the informal living area is large and a little dark - this is due mainly to the expansive adjacent alfresco area - not a problam in summer of course yet in winter this is not ideal. No covered car-parking may also be a concern for buyer's here yet this will tick many boxes."
