69 Rose Street has plenty going for it: a pretty brick Victorian façade, a prized northern rear orientation and of course the location is excellent - close to Beatty Avenue Village, Toorak station, and Armadale Primary. Internally this home has a great feel and the rear open plan living area is a clear highlight. The backyard is a reasonable size, due to the depth of the block, and it is private. The rear extension has good and bad aspects - the ground level is small and has low ceilings, while the first floor is the opposite: light and bright with bedrooms of a good size. Like most homes of this ilk, the formal rooms to the front are a great size, but one needs to question how often a modern family would use them. Another minus is the fact that the main bedroom lacks an ensuite and a good sized robe area, although this could be addressed with some simple changes. A final and significant concern for some buyers is that while car garaging is secure, access to it is a little tricky via the rear lane.
