
For me this home is borderline everything except size - its borderline general area in terms of this price level, however the street has commanded prices at this level only recently with across the road getting a $3m price tag on a campaign earlier this year with the same company.
Its borderline in its appearance in that from the outside it's dated and internally it's got some quality fittings but it also a bit of a hotchpotch in terms of those finishes - its lack a consistency of theme.
The land size and tennis court combination means that when the price reaches market there will be buyers, as basically tennis courts almost always sell and the land is unusually big.
Out the back the pool dominates what could be a grand entertaining area and balconies upstairs appear to have little use other than catching rain. However the floor plan flows well and the downstairs master, upstairs children provides good bedroom separation.
With a smart interior decorator and a few hundred thousand dollars internally this home could look a lot more cutting edge and bring more light into the rear living areas which are south facing.
But its harder to fix the views of the uninspiring units on the East.
Having said all this it is very livable, very functional and very big so as this market is tight for stock if it's priced correctly then on the day there could be an exchange of owners as there are buyers out there for this sort of package and how long will it be before there is another alternative.
