This property had a buzz in the lead up to the auction. The weather was looking ominous, so it was decided that the living room was the best bet to remain dry. On cue, the rain came down, however, everyone fit easily into the large family space. After a lengthy opening spiel from auctioneer Steve Tickell anticipation was strong. Comments on 63 Raynes Park Road HAMPTON

Located on the north side of the street opposite the park, this home offers a good family lifestyle opportunity. It would work both for younger and older families, as well as those requiring an open-plan kitchen/family/outdoor entertaining area, varying living-room options and guest accommodation. For buyers looking to build, this provides an alternative but without all the headache of permits, plans and construction, as everything is done and ready to enjoy. The neighbour on the east side is about to build, so buyers may first wish to contact the council regarding the details. Judging by the extensive improvements list accompanying the brochure, and additions such as electric blinds, Miele appliances and a Bose sound system, it appears that no expense has been spared on the upgrades.

The home has five bedrooms, and while the fourth upstairs does lack robes, this is being picky. Because the house works really well from a family perspective, buyers are more likely to be concerned about the location and proximity to the Hampton Street shops and station rather than the home itself. For those who most value a good family lifestyle, don't mind driving to the shops and are looking for a longer-term hold (e.g. the next 10 years plus) then this home may be the answer, as it will provide great living options and spaces in which the family can grow. However, for buyers wanting stronger capital growth, the new build – like driving a new car out of the dealership – will depreciate over time and, as the new home will be an older home located further from amenities, there will be less of your money (land content) working for you when you do eventually decide to sell after the family has moved out.
