
Beautiful facade, return verandah, walking distance to Malvern Station, the Living Room cafe (a favourite of mine) and Glenferrie Road and a north facing rear. Hard not to like it so far. With so many positives it could be easy to oversee some of the issues. The entrance is tight and enclosed and the ceiling is low through to the family room. A powder room services the two front bedrooms, but the main downstairs bathroom is accessed via the laundry which is off the meals area. Teenage children may not like the lack of privacy associated with this. The third downstairs bedroom is also off the family room and probably works better as a study or spare room, as it would get a fair bit of noise from the family room if trying to sleep while others were still up. Good separation between the main bedroom and those downstairs, and there is an additional bedroom/study upstairs if needed, however, it would need to share the ensuite to the main as that is the only bathroom. That being said, the kitchen/family room works well and opens to the northern back yard overlooking a very inviting pool. The garage (for one car) accessed by a rear ROW is normal for this sort of home and is well hidden behind walls and landscaping. A perfect summer entertaining home in a very handy location.
