6 Royal Crescent is a mixed bag - great location and very good land size with a grand room of sorts - the rear living area leading onto a good sized and pleasant Armadale garden.

So. good size and in fact, big for Armadale - the façade is ok and period.

On the disappointing side, there is no garaging - which for the land size you would have hoped for - but understand why its not possible.

Internally the rooms outside the grander rear living area are on the smaller side and could suit downsizers with visitors, not upsizers with big teenagers.

After that there is not a lot to say until you get to price.

The area in recent times has joined onto the blossoming of Toorak land prices and really is no longer the poorer cousin to anybody. Land is for the most part in this precinct $6000 per sqm and then some. The home itself sold two years ago for $4,100,000, however the market has moved since then - there have been a few sales in this street in recent times in the high $4m's, albeit better offerings.

So while this is not the best in the street, it does come at a time when new stock is surprisingly short and therefore, some may not see this as a total B grader, but an A grader with an issue or two - and so in turn, the price may reflect that.

For me, I would have thought $5m was a real barrier, but as we all know I have been wrong before in this not so exact science.
