A very interesting property, is 59 Urquhart Street. Although dated, the brick late Edwardian home is very original and has a myriad of fine period details which are in museum-grade order. The stove in the kitchen is in remarkable condition, yet I am guessing the new owner will not retain this for cooking (it is worth seeing). Other than the house detailing, there are plenty of pluses here - prized northern rear orientation, great hill position and car access among the main points. If done well a renovation could work out very well - of course the buyer will need to design smart and carefully, and given the offering the approval journey ahead could be a tricky one. Urquhart Street is popular with buyers - particularly growing families wanting to stay in the area and trade up from a modest single-fronted cottage, yet find Grace Park or Scotch Hill a stretch too far.  Would expect a battle over this come auction day. Rated for Land Only.

What a little beauty - this home is a lot more than just a shell - it has a real feel about it, especially  the façade and the front rooms - really good proportions. And the block size is good, north facing and two street frontages. Urquhart estate has turned from the ugly cousin to a sought after Hawthorn precinct in less than 5 years and this is the type of home that recent history shows will attract a solid crowd and multiple bidding well past where the stats suggest it should stop. If you renovate this well then you should have a $2.5mplus home, so work your maths back from there. I like this a lot a bird of some rarity.
