56 Metung is the upmarket Balwyn formula - big home on a smaller block with bling and a good floor plan built for the Asian market.

Metung is a street that has packed a few punches lately and over $3m is not a pipedream - however this is wanting the next level towards $4m.

It has some chance - the building quality appears good - wider architraves and good thought has gone into the spaces. I particularly like the circular staircase and tiling that gives a landing without breaking the flow of the hall from front to rear.

Upstairs and the bedrooms and they all work well - the balcony will probably be used - the hallway window showing the guardrail in the middle of it could have had some more thought - but its not a dealbreaker

Back downstairs again - the pool dominates the yard and is supported by a well-positioned (for sun) al fresco. If it's you then it works - if it's not then this outdoor set up may stop you buying,

The home has been built for a reason and some thought has gone into it - it will sell. The question is will it get what the seller wants or what the buyer wants.
