It's all about the feel.

This is what the market is crying out for - this is what the girls poke the guys in the ribs for and the guys go - you know what, I like it too and we can afford it.

Can I give a list of small issues that will annoy the fastidious - no garaging, wonky floors (a bit), flow is a bit average and maybe it needs one more room, central bathroom sort of.........oh and its not Malvern or Glen Iris's best position  but......

But all that will go over the head of those with the rose coloured glasses on and there will be many - as I said the girls will go mmm and the boys will go ok I surrender.

This is an average home in many ways, but with well above average emotions on good land for what it is and at a sub $3million price it doesn't have a lot of home rivals vying for your interest.
