No question that 53 St Georges is an address - in fact potentially one of Melbourne's premier addresses,due to the area and the road name.

The questions are not in the address; they lie more in the land as 53 St Georges is a block of some compromises (as it now is).

It's a very steep entry into the home - lots of steps - and it just doesn't feel like you are entering a $10,000,000 home - more like you are entering a monument.

And once inside the home itself - it is very shallow in terms of depth - meaning front door to back door - meaning it lies across the block.

And finally the tennis court IS the entire backyard - so you have no real sense of space, of proportion, despite the land size.

With my limited imagination, I see the only option to match the address, the price and the land, is to start again - to find an architect who will work some magic.

I am not dismissing the address or the land - but the price would need to be such, that an architect can work with what is there to transform or start again AND either of these end results need to make sense at the purchase price, plus the additional costs - or we look to others.

Not a definite no - a qualified and longer shot may be.
