The position is good without being great (it's a borderline walk to station and Ashburton shops); the street is OK - though the neighbouring houses are generally lower in value than what you will likely pay for this very nicely renovated 1950s home. The workmanship on the renovation appears first rate (STBI) and the general flow of the home is good with bedroom separation being a plus. Garaging is excellent and the block is a north rear for light, although the backyard is borderline average with regards to size. Being picky, one would also say the room sizes are borderline average in size, and a big family may find they run out of space. Overall though, this really is a neat-as-a-pin home.
Neat home which has been renovated to an above average level and has a good feel internally. Main pluses would be the north facing rear aspect (ideal for capturing natural light in the backyard and living areas) and the direct and secure car access to the garage. From a liveability point of view accessing the second toilet from the laundry area (and away from the bathroom) is not ideal and bedrooms are perhaps a little small. That said the floor plan does work quite well; the rear open living /kitchen/ meals area is hard to fault. Position is B maybe even C-grade Glen Iris, yet it is family friendly and there are many parks close-by.
