Went through this period home I believe in 2010 when it last sold. It has had a very good makeover.

Its single level and will appeal to families who like to be close (with or without children) - as opposed to separated double story.

The big pluses are it's Grace Park location, although not in the best part of it and its the main indoor/outdoor living area - space, proportions and light - good entertainer.

I think the quote is courageous - honest but courageous - however I should match their honesty and integrity - they have some chance of getting it in this market, with this offering.

As a buyer the key is your negotiation strategy once you have determined to have a go - balancing the risk of missing out to competition versus the reward of a better price, than what is being asked.
