52 Elizabeth Street is a significant home and one that shows the power of one thing done so well, that it can dominate your thinking to the almost exclusion of all others.

The rear living area is a touch of genius, the proportions are so perfect for so many that at the OFI, you could see and feel a sense of lingering - a sense of not wanting to leave from all those within this space.

That sort of connection is so rare and so beautiful and so contrary to what many of us read and feel during our Open for Inspection trundles.

The emotion created by the brilliance of this one room(s), may for many, cover other characteristics of 52 that are worthy of consideration. 

The T intersection will rule out some overseas buyers, as will a feeder road at the front and at times freeway noise from the rear.

52's strength is also in a way it's weakness - in that the slope of the land allows that glorious entry in to the lower living areas - but that same slope also has created numerous design challenges for flow - which can only be and have been addressed by steps.

A lot of steps give a feeling of separation, of compartment living - ideal for teenagers - but not so for families with very young children - there is definitely a flow compromise away from the living - but to be balanced, it's the living areas where you most want the flow.

The comments above are not to say this is not a home worthy of serious consideration - it is - it is truly a wonderful use of space and spaces.

It also has an excellent facade with dual car entry and a substantial front wall - meaning coming home will have a sanctuary entrance - despite the road.

The bedroom wing, master and flow of the work spaces (garage, kitchen, laundry) mean that many families, especially with older children will delight in being alive in this home.

With the lack of stock, market momentum and the incredible rear living space - the auction for this home should, in all likelihood, be an epic event if only between a small number of bidders - a strategic pass-in being a real possibility.
