Don't worry about trophy homes, don't worry about making a statement - this is more - this is a sovereign building - however you will have to decide, if it's a home.

You can assume it's got everything - ensuites galore. I would like you to test the underground parking. I would like you to know there is no lift, but wow what a staircase and I would like you know that the quality of space and power from the setback, to the  façade, to the entrance, to the internal flow is like walking in the wealth of the US in modern times or as I imagine a main street in Athens in ancient times.

But all this doesn't mean it's a great home, unless you say so - all this means is that 51 Hopetoun is an evocative building and it is.

So you like it - due diligence done and then what next?

The dance is next and what a one it will be, with Mr Gibson - this sort of two step is right up his alley.

A touch point would be 59 Hopetoun which sold 4 years ago - around $14,000,000 - similar feelings in that home - possibly the game changer in Myvore is relevant. 20 Linlithgow was a recent sale at less than the ask - modern but not the same emotion. Russell, Whernside and 2 Hopetoun were different offerings. There is no doubt that the ask is including a significant value in the building, if you calculate what Hopetoun land is selling for in this market.

Mmmmmm - wonder how the first serve over the net will go and how it will be returned?

Emotive offering - a credit to the architect, builder and funder/dreamer in the first instance.
