Hard to find any fault with this brilliant Dean Dugdale home - I refer to the builder here because I really like his work. Grace Park, Maling Road - his renovations of period homes at this price point are as good as I have seen anywhere. But back to the home. Its "THE" street in Hawthorn in the Grace Park area - next to everything and the block is north facing rear - the views of the of the rolling hills and rooftops and treeline from the 2nd floor are memorable. The front appears a little tight and being on a bend those with $5m+ in their pocket may sit and ponder this - however once inside you find a home of quality, proportions and thought. Good storage, good light, good flow and feel throughout. No point taking you through room by room, go and have a look. The connection between old and new is sympathetic and masterful. Rear garaging, good sized rear yard and pool. This wonderful ¾ sized Victorian mansion represents a great home to bring children up in. The price is also WOW quoting $6m -that's pushing the friendship in this market probably - but ........

A renovated brick Edwardian which is very hard to fault and easily justifies its 800+ score. The floorplan is well thought-out and flows well, having excellent bedroom separation and multiple living areas, and most areas are light-and-bright. Position is very good; Hawthorn Grove is one of Melbourne's best 'family-home' streets and being on the northern side is certainly preferable. That said, the location of No.51 is not perfect as it does sit on the bend, so backing the car out might be tricky on occasion. Some might describe this as a 'masculine' home (Edwardians typically are more so than Victorians) and certainly it does have all the boy-toys (large cellar, garage, BBQ area). However, this could be softened to some extent internally with different finishes and furnishings. All in all, this is one of the better homes on offer this year, which would best suit a family wanting to live in a completed home straight away.
