This interesting home feels like an alpine lodge or an overgrown cubby house, largely due to the raw timber aesthetic. The layout is also a bit different, although it could of course be easily re-worked if need be. The ceiling heights in the first floor will, however, be harder to manipulate. The credentials of the land are very good and will underpin the demand here, one suspects. The property is walking distance to Union Rd shops, Canterbury Sports Oval  and Chatham Station. It has a north-facing rear, and although the land width is average at 15.24m, the depth is generous. The hill position is also very good, enhancing the home's presence from the street.  It should not take buyers too long to work out the value here. Even if you don't put any value on the house, the land alone - going on previous results - works out at around the $1600 per sqm2 mark. That of course does not necessarily mean the auction will be straightforward, and strategy could be all important.
