An interesting conjunction of PPP's is 5 Wallace Grove Brighton.

The Position drives the first thoughts upon arrival - railway bells and almost enveloped by the local school. However, if you consider the wider Position; it's 500 metres to beach, train station, Church St shops and only slightly further to the cinema and an array of Bayside's best public schools.

But you do notice the immediate position and you then start to think both positively and negatively on Price.

The negative is, you don't want to overpay and how much will other buyers discount this PPP combination now and into the future on resale? The positive becomes, hey I may actually be able to afford a large block of land with a pretty good home on it in a central location, in a market that has gone backwards overall, whilst still moving ahead for A-graders. The interaction and therefore ultimately the final outcome for you, is all about the P of Price and the P of Position.

The Property in isolation is hard to fault if you after a good ol' fashioned honest home - a bit rambling, some big car tightness in the driveway, a few steps down out back from the slope. However, she's a wide block and importantly has a north facing rear so you can do more in the privacy stakes and you still have good light.

Internally, not a classic floor plan by a long shot - but very liveable and workable - although there is a good argument for this sized home to be a bathroom short for modern living. Upstairs master is basically OK and would need some good cooling in summer. Downstairs the rear living room is a little restricted by the bedroom wing to the west.

Overall, if you want size and are not after a classic with a matching price tag then this big land, good façade, big internals rambler may work for you.

I like it if you can live with the position.

This type of P for Property is a natural fit for the Position if the Price is right - meaning mostly land value in a good spot and that for many, is a winning formula now and into the future.
