"The property facade has a feeling of grace and charm, however, the interior is in much need of an upgrade to bring into line with current living expectations.  Positioning of the kitchen has no relationship with the family room or outside entertainment area.  Bathrooms are basic, ceiling heights around the laundry area are varying and bedrooms are over split levels upstairs. I have therefore rated this property as land only.  What a position - beach a short stroll away, park/tennis courts at the rear, quiet street and easy walk to the Village and trains. The big question here is how much?  Properties to consider could be 16 Tennyson , Sandringham (granted south facing rear) sold in October for $1820 p/sqm, 9 Bayview, Black Rock in November for $2,327 p/sqm and 7 Surf, Beaumaris sold last week $1853 p/sqm.  Also, what is the house worth considering what needs to be done? An important sale to start year off and I look forward to the result."
