This is a ready-made single level home, which will appeal to a range of buyer groups, from young families right through to downsizers. Main pluses are the north-facing rear aspect, a good hill position and the floorplan itself which flows well and is very functional - although the position of laundry at the end of the living area does obstruct the view and access to the backyard a little. The backyard is private, although perhaps a little small, given the overall land size. Replacement of some of the paving with grass could make it better suit a younger family. Some may shy away from the house style, as it is period reproduction and not the prevailing popular type in this precinct. It has dated, and will continue to do so. The position is good and underrated in many ways, as it is walking distance to the train station, local shops and schools. At the quoted level, we would think this will go very well. A big sale nearby at No.11 in 2011, for just under $2.5m on pretty much the same land back , should give some confidence to buyers.
