At least you do not have to correct past renovation errors as this house has not been touched since it was built. The numbers probably look OK. If purchased around a price of $2.0m - $2.2 million, spend $1 million to $1.5million, so it costs about $ 3 to 3.5 million and change. In the Gascoigne Estate do you think you will make a reasonable return in the medium term? We think yes on this north facing beauty! One word of warning not a project for the inexperienced."
