47 Wandsworth is a quality period home with a good family feel. An original timber double-fronted Edwardian, it has been renovated several times over its lifespan, and it blends old world charm well with a modern, open floorplan to the rear. The street presence is good, although one thing that struck me from the outset was the tower, which is not an original feature. The inclusion of this structure is an interesting story. It was added by the current owner back in 2001 as an historic gesture to the original owner, who designed the Australian flag 100 years prior. The small study which this incorporates works well and the views from the top to the city are very good on a clear day. Whether buyers share this passion and historical interest remains to be seen - I hope they do. Other key pluses are the northern-orientated backyard, which is a good size and very private, connecting beautifully to the indoor informal areas and detached studio space. The property also features a pool that is cleverly located along the western side of the house and does not dominate the backyard. There may be some scope to update again - the main bedroom is lacking space and robing, and the ensuite and kitchen are small and outdated - and this could be easily done. The secondary bedrooms are just adequate in terms of size and only two of these are served by central bathroom, so for an older family of five this may not ideally suit. That said, the floorplan flows well, and offers good flexibility in terms of room numbers. Position is very good and complements the package well, as the street is a pretty one and conveniently close to Chatham Primary School, Union Road shops and Surrey hills station.
