"Bought last year in 2011 at auction for $2,350,000  - see our auction report. Great opportunity here to seriously renovate an original Victorian double-fronted home (whose bones are essentially intact, yet in need of renovation) or bulldoze and redevelop.    The block itself is good: flat and large with western rear orientation, which is great for afternoon sun. Rear lane access is a nice plus and this will be beneficial for developers and those wanting car access to the backyard. Separation and setbacks to the northern side are another plus, as this is beneficial for access to natural daylight. Position is convenient: the property is within walking distance to Kew Junction and the High Street tramline. Walpole St does have a mix of housing style/types and carries through traffic - for the locals, this would be considered a B-grade street. Rated as Land Only, as there is serious work ahead for this property. Given the offering, calibre of agent/agency and marketing program, this is sure to attract good competition and sell quite well.      "
