"The property in it's current state is unliveable and most would be thinking to bulldoze. With the original Victorian facade, it may be desirable to keep the front and bulldoze behind and start again.
Dorcas Street carries traffic and this may be an issue for some. Although there is suggested off street parking from the rear, this would be extremely tight for even a little car, and would most likely not be an option. The question then presents as to whether you could find close parking on the street.
The location, forgiving the busy street, works well with the ever increasing in popularity, Bay Street shops, not far away and access to transport and the beach within walking distance.
