"42a Black Street on the Corner of Male St has got position and there is no question about that - your latte wouldn't even lose a degree of its temperature between Church St and your place. The train is quicker to get to than it takes to read this rating and the cinema, the beach.... - position is great. The home itself has good bones to work with for the most part although the south facing rear makes light at this end a premium. The façade and front rooms are those bones to begin the work with and if you spend $500,000 to $800,000 on renovation after a mid $2's buy then you would have a $3m plus home - it's not overcapitalizing if you do it right. 42A Black is livable and rentable now. It's hard to see you going wrong with this position so price should have some flexibility if Bidderman presses you."
