42 Hampden is in amongst some heavy hitters - apart from the flats opposite - and 42 is in its own right a heavy hitter.

From the street, Heritage Overlay at this stage means what you see, is what you get and basically what you have to keep (STCA)

So do you like Olde English? Some do, most don't. No worries I think I must be a bit Olde English at times as well.

Having said that, the lovers of this style won't have many choices as grand as 42 - so for the right buyer, James and Marcus will put you some challenges.

You are in the front door on your first visit and you feel a little cramped - that's the staircase and entry floorplan, one of two disappointing and not easily fixable roadblocks to loving this home - the other being the kitchen and dining, intermingled with steps and levels.

You now branch left or right or up or out and the rest of the internals make you feel very comfortable - good spaces - quality finishes and all that a family needs.

To the yard - the garage is tight - but the pool is not - its nicely positioned for safety and for green space, as well as providing a calming water feature.

My overall impression is - this home is establishment and has been well maintained and renovated - but in time the new will lose its shine and the old will still have its issues.
