"41 Wattle Road Hawthorn has some very good characteristics for a home with a lesser asking price. So while land plus building in strict value terms can stack up to the price - is it worth it? Hope that makes sense. Firstly it is a very tasteful renovation and all on one level is a bonus. There is a cellar and room for a tennis court to the rear (with some leveling work) and that rear is also north facing so natural light does come in. Yep solid period home on a land size. These are the base characteristics for a $3m+ home in Hawthorn - but a $5m$ Hawthorn home; maybe needs more ( I think). Wattle Road is not one of Hawthorn's best (being polite) and the home feels a bit long and narrow. Do $6M+ buyers like a feeling of space that only width can give? This width (which isn't bad but is borderline at thsi level) drills all the way down to bedroom sizes, fine for most, but at this level maybe a little smallish. I do think the downstairs cellar was a smart idea because along with the front rooms you do have those special, landmark rooms that help make a great large period home. Overall it rates well, I like it without loving it and for somebody who wants a sign, pay and move in period home for the you and a mob then this centrally located offering would tease. I will be interested to see the end result of negotiations as Paul Keane is a tough but high quality agent to deal with."
