It's a freshly painted basic practical family home built in the mid 80's to a mid 70's feel - except has larger rooms than a 70's design.

Three things stood out for me - the quality of the master bedroom and the positioning of the home to take in the north light and while it was a cheap build, it is a smart, safe and practical buy. If $3m and some is your budget.

While there is a lot of value in the home in the sense of little to do to it - there is not much value in the home in terms of the overall price - eg 20% of the value, meaning 80% plus of the value is in the land.

With land hitting north of $3000 per sqm in the area, this home should go over $3m and due to its nature (no heritage according to agent) it is in the wheelhouse of Asian and Aussie-Asian buyers.

Plain and simple and really it's a price buy - but a good one that makes sense to me as in time you could bulldoze and build and the street and precinct is improving - due to access to schools and the rapidly increasing prices of nearby Sackville Ward.
