"Ready-made family home, in a convenient location (which in many ways is Hawthorn, rather than Kew). There is plenty to like about this property - nice street presentation, the floor plan flows well, there a nice combination of formal / informal living areas and the bedroom separation is good. Internally the finish is ok, but could be easily updated and while the main bedroom does not have an ensuite this could be easily incorporated with some simple changes. As a general rule balconies don't really work in Melbourne but with this house they are quite good - generously sized, well protected and offering interesting views, particularly to the east. Some concerns from a buyer's perspective could be the backyard is not very deep, the street carries a bit of traffic and being close to Barkers Road, road noise could be an issue at times. That said being an easy walk to Glenferrie Road, MLC and Carey etc. are big pluses and this should attract good competition.
