"A well modernised and extended original period home that would suit most families. Level of finish is first rate and highlights for me with this home were generous bedroom sizes and separation (ideal for a growing family) and the design of the rear open plan living area - spacious and classy. Some may find the fit-out a little clinical and stark and the rear extension form externally is certainly different. The two original front rooms did not seem big enough and the pool to the backyard is really only a place to get wet rather than to play or swim laps - that said the way the garage transforms itself and opens out onto the pool area was clever and I am sure would be well used. Eastern rear aspect is not ideal here, backyard and the open plan living areas will be cool in winter afternoons and for such a large house in terms of accommodation this does get dwarfed somewhat from adjoining properties - particularly noticeable from the street. Overall, a very good property within Malvern (one of Melbourne's best suburbs) and all the hard work has been done. Will it be good enough to attract the required interest - that is the big question.

"My thoughts on price is land is high $2000's per sq metre and the home is around the $1,500,000 in its current state. How much you may add or subtract for personal preferences such as look and feel or convenience (finished product) is your call. Mid $3m's is fair value. "
