This early Victorian timber cottage has a flexible floor plan with good separation between living areas and bedrooms. While the current renovations are functional, they are starting to look dated in the wet areas and buyers will need to consider upgrading fittings and cabinetry. The lowered ceilings in the front rooms, which have been dropped to accommodate air-conditioning duct work, are also a concern. If you could live without the ducted air-conditioning, reinstating the high ceilings would improve the property’s feel. The kitchen/family room has a bright and airy feel due to its high vaulted ceiling and northerly orientation. Family buyers will see the connection between the family room and the large garden and paved area as a bonus. Privacy issues into the garden are a concern, with a two storey commercial building looking directly into the backyard.
