Price, Property and Position is what a building is all about in terms of its physical characteristics - how the building connects with its owners is what a home is all about.

There is no question about location in general and specifically, I'm not really concerned about its smaller laneway address, as garaging makes the entrance a lot safer - there is a park at the end of the street and it's hard to forget with the smells, noise and foot traffic that you next to a key Melbourne hub - Uni and Lygon Street.

Growth of these property types has mainly been determined by price paid rather than natural consistent growth. The number of bidders on the day of sale is a very good indication (if it's not brand new) of number of bidders in the future - as well, due to location to Uni it will rent often - the question is well? Meaning vacant months are debatable.

This review is all about if one was to live in this home - the steps in my opinion rule out the "oldies" and the really "youngies" and so that leaves the fit and healthy?

Up down - up down - as far as this type of homes goes, this is one of the best of its type - it feels good - from the generous garaging (big plus) to living areas and bedrooms to the contemplative deck with views at the top - plenty of toilets on every level, tick - and whilst the laundry is away high, it is in a logical spot and who said we all don't need to be a little fitter!

My viewing was on a hottish day and I felt that the cooling as is was not sufficient and despite any fixes proposed I could see some sleepless Summer nights - unless you were rolling back in from spaghetti and beer around the corner.

Young couples - professional couples - family with teenagers (or near) - hipsters - CBD lovers- is all good.

As for what it is - a four level pretty tight home - it is possibly the best 'feeling' one of its kind that I have been to and I have rejected many over the years.
