"There is much to like about this property. North facing rear, St James Park across the road, good land content and proud hill position. Backyard is flat and quite private (when two-storey windows to the eastern side are screened out - this should be straightforward to do) and the position is a very convenient one - close to Hawthorn Station and local shops. House itself is honest and will need at the very least a cosmetic renovation - leading to of course a major one. Pluses to the house however are the attractive facade and reasonable building bones - front formal rooms are a good size and all of this provides a good framework to build from. Hard to go wrong here with the right planning and forward approach. Rated as Land Only - could be an 800's property with the right renovation."

"This is a property that ticks a lot of boxes for the renovator - good locale, north rear, on hill and a precinct that can take up to high $2m's possibly $3m for renovated versions of this. Its three big plusses are good feel and facade; no competitors on the market now and some runaway results on similar but not price comparable homes such as Linda - people are being conditioned to pay and if this gets a head of steam it will be go past expected ceilings - it's good. "
