Position: This is an A- grade Camberwell precinct with Sunnyside being THE street within the Sunnyside Estate.

Position is unquestionable in regards to proximity to Camberwell Junction, schools and transport ie, north west and east west trams as well as trains.

Property: And so to the block – the negative is the south rear however, this is in part mitigated by the fact that there is no overlooking which can’t be planted out and block width.

This is a big, wide, flat and deep block that sits proud on the street.

It’s a bulldozer proposition - in all likelihood (STCA.)

However as far as that façade goes, it’s pretty and a $500,000 renovation at the back could work especially as a 10 year option as kids grow, but it will likely be without a garage and in 10 years, it will still probably only appeal as a land only proposition to new buyers.

At some stage between Saturday’s auction and the next time this property is for sale, the highest & best use feels like it is a land only and rebuild situation.

Price: In this market and with this land size (ie. Above 800 sqm) irrespective of the single dwelling covenant, this should see volcanic competition with the 2 best comparables being; 29 Myrniong Hawthorn East selling for $4000+ sqm and 6 Sunnyside Camberwell selling for around $3,500 sqm.

The start figure feels like $3m and the end figure will likley be a completed home minus the cost.
