Although this went better than some thought it would, an overall toughish day for Iain Carmichael and an even tougher day for many slightly surprised auctioneers across Melbourne who were performing to less enthusiastic bidders than a fortnight ago.

"This property has a lot going for it, but it does have its fair share of concerns too. Grout Street is a good one and a little underrated  for Hampton; it is quite close to the shops and obviously not too far away from schools. The house floor plan is a little unconventional but, given roof lines have been maintained, internal changes are possible and could really transform this property. Unfortunately, being on the south side of the street, natural light will be compromised into the rear yard and informal living areas and that is a negative, along with the building risks ahead. Definitely worth a thought - rated as land only here. "
