This single-fronted Victorian terrace has good street appeal, solid land content of 250 sqm (approx.), rear access and a prized north-easterly orientation. Internally, the layout is reasonably standard, and in its current condition it would provide liveable accommodation for some years to come for singles, couples and downsizers. Depending on individual needs, a third bedroom could be added back by reinstating the walls to the current living room. It would also make sense (STCA) to have an upstairs master bedroom, with a walk-in wardrobe and ensuite, plus a study or smaller bedroom to improve the property's floorplan flexibility. This would take some pressure away from turning the second downstairs living room into another bedroom. Concerns for buyers may be the double-storey terrace on the south side boundary and its impact on your plans to extend up. It would be prudent to check with the Port Phillip Council to see what works would be permissible. The property is located in popular Middle Park and with its proximity to Victoria Avenue, Armstrong Street, MSAC, South Melbourne Market and the beach it will be one to watch.
