Overall a really good single fronter. Groovy Location. Where these types are well sort after.

We bought in this street before.

Nearby to all including tram, shops and other amenities including Shuls if that's important to you.

Good investment

Area has been gentrifying over the last decade in our opinion and all things being equal should continue over the coming decade.

Rental assessment ............... Against an indicative sale price from agent of $1.3m. This equated to a gross return of .................. the blanks spaces are here until we receive this assessment from the agent

Positives and negatives

South facing rear is a negative due to light. Being a single storey, skylights can remedy especial in living area.

Bedrooms reasonable size for this type of home

Bathroom in central location is a plus

Car parking is tight at rear due to land size and access (Mal couldn't check this)

In summary, single fronter of a period nature on its own land we buy at market value have proved to be over the decades if not a stellar then at the minimum a very reliable investment.

Overall, a relative low maintenance home (pending Pest & Building inspection) that will have a low vacancy rate.
