Comments on 37 Crisp Street HAMPTON

The inclement weather didn't deter buyers from attending the first inspection of this property on Saturday and I'm sure they weren't disappointed. Crisp Street is exceptionally wide providing visual appeal as you drive down the street.  Number 37 has been renovated to a high standard and presents well from the street, especially for a single-storey home, sitting proud on the block with a north-facing back garden. The position is also conveniently located round the corner from the Hampton Street shops, station and beach.

The floorplan is good, with everything generally in the right place and the front original rooms well-proportioned. The backyard is big, with a large grassed area, as well as the pool. The pool can be easily seen from the kitchen and meals area, however the pool fencing is not ideal and families with younger children may prefer to fence off the pool rather than the whole back yard.

Concerns from the street may include the apartment building two doors down, although this may have less of an impact now that the development has been completed and buyers can see the finished product.

Within the property, I felt that the kitchen/meals/living room was tight compared with the proportions of the rest of the home, perhaps to fit in with the existing pool, which has been renovated.  

Other concerns include the steps up to the meals area, which may prove hazardous for smaller children or elderly, the lack of a butler's pantry, which would have been a welcome inclusion for those who love to cook, and the toilet access from the laundry means the laundry will need to be tidy all the time, especially when entertaining. At $the 2m plus mark, some buyers may expect a garage or carport for vehicles.

From a privacy point of view, the rear property on the east boundary overlooks the back yard and pool from its balcony.  Hedge screenings may improve this once they have grown.

However, with the visual 'wow' that this property exudes, along with the address, the northern orientation and the three living areas, for some buyers the positives may outweigh any of the concerns.

57 Crisp Street sold last year for $2,472,500 with 3 bidders. It had the same sized land and orientation, was a bigger double-storey home, but lacked the street appeal of 37.  There may also be two underbidders interested in this home who were unsuccessful at the recent sale of 37 Service Street, which was an overall bigger package, and sold for $2,787,500.
